Re: Business Plan Evaulation
You have asked me to review the following two business plans:
• Vette Kat Harbour Bed & Breakfast
• Magnolia Inn
I recommend investing in the Magnolia Inn. I have taken the time to evaluate and quantify the two business plans. Each category will be rated on a scale of 1-5, five being most desirable. While reviewing the information I have determined a few factors that helped me draw my final conclusion. These factors are:
• Experience
• Competition
• Feasibility
• Demographics
• Finances
Experience
The Vette Kat Harbour Bed & Breakfast management team has a colorful background of experience. Kayman, a member of the establishment, has an MBA and has worked in the hotel and resort industry for more than 13 years; including past experience working as general manager. As a result he has a large network of friends in the industry. The other two members on the management team, Max Nevis and Jenné Sequa, are trained chefs.
The Magnolia Inn management team is a married couple who in recent years sold a motel to start up this bed & breakfast. They will be residing in the Inn with their own living quarters. No educational background has been formally stated, but the previous motel venture is noteworthy.
The Vette Kat Harbour Bed & Breakfast – 4.0
The Magnolia Inn – 3.0
Competition
The Vette Kat Harbour Bed & Breakfast claims to have a high competitive edge. The location in the Caribbean is a hot spot for tourists. Each year over 20 million people visit the Caribbean Islands. The number of bed & breakfast places in the area are limited. Due to the expense of traveling and living the threat of new entrants to this industry in the Caribbean is low. In order for there to be a new start up hotel in the Caribbean is going to be costly for outsiders. Another great asset to the business is Kayman, as previously noted, he is known for his experience. The final restaurant that I chose is a local favorite for a fine dining experience called Porters. Porter’s restaurant is located in the heart of the older portion of downtown. The building itself is a remodeled train depot that is elegantly themed to represent the history of the not only the building, but of the city as well. There are many local items on the menu including produce, award winning wine and cheeses. Porter’s, while on the more expensive side of dining for our area, is a beautiful restaurant that caters to those fine occasions and special moments.…

They are stationed in-between residential housing and social activities that could contribute to their long term growth and success. The company’s ownership isn’t under much noted people and so we aren’t really able to determine how effect they will be able to run the business. I also believe that they are leaning on the need of having a loan to start the company to much and may not be able to repay it in a timely manner. The plan is to make profit within the two year mark but that is also only how long their lease is on the building that they are planning on having their business in. Competition will also be tough for this venture because they will be competing against top name stores that are known throughout Texas. The products and services they will be offering can sell really easy and are a wide enough variety to sell but should be targeted at a much wider audience. The ventures projected sales and profits seem like this company has high hopes and will prosper in the selected area. However, this seems highly unlikely to me with the limited amount of time that they are giving themselves with a profit in two years and not having the lease lasting any longer than two years. Competitors are…
