Case Study On Pedro Vizcaino
Pedro Vizcaino rented the first-floor apartment from Ms. Henderson on August 5, 2013. Landlord Ms. Henderson issued a lease which stipulates that Mr. Pedro is responsible for paying his utility bills including gas and electric as indicated in the rental agreement signed by landlord and tenant. The house has two units, and each person that resides in the unit is responsible for their utility bills. The gas is in Pedro’s Vizcaino’s name. He refused to make payments to National Grid for their services. Therefore, National Grid sizes the meter on May 2016.

The landlord informed tenant several times to make arrangements with National Grid to resolve his past arrears so they can return the gas meter before winter gets here. Tennent refused to make payments to National Grid. Therefore, the gas remains off.

Pedro’s gas bill since tenant knows from the inception that he is in charge of his utility bills. Therefore, the landlord is asking the court to dismiss this complaint based on the fact that Mr. Pedro gas meter is off due to his negligence of nonpayment to the gas company. Moreover, the court should order Mr. Pedro to turn his gas on because it is unsafe for anyone to live in an apartment without heat or gas. The landlord is concern that the pipes will freeze and burst which will incur more problems. Tennent has not pay rent for over two years, and eviction is in progress. The landlord is asking the court to stipulate that if the pipes freeze and burst, it will be the tenant’s responsibility to pay the coast to
