Case Study: U Street
Stretching east to west between 9th and 19th Streets, U Street is one of northwest DC’s most vibrant commercial areas. In the 1920s, the neighbourhood was the site of several Prohibition-era speakeasies and boasted an African American cultural community to rival the Harlem Renaissance a few hundred kilometres north. For decades, U Street has also been the heart of DC’s thriving music scene, with venues like the 9:30 Club and Howard Theatre hosting both local and international performers. Gentrification in the last few years has brought cocktail bars, restaurants, and luxury condos to the area.
TIP 1:
A survivor of U Street’s recent gentrification, Ben’s Chili Bowl is a U Street institution. The half-smoke, a smoked pork and beef frankfurter

Western Boulevard is a major roadway that bisects NC State’s Main and Centennial Campus as well as serves as a main gateway into the center of downtown Raleigh. Pedestrian, bicycle, and vehicular volumes are steadily rising each year and are expected to continue this trend as the university and city, are constantly developing and growing. The investigated section of Western Blvd has on average 30,000 vehicles per day and hundreds of students crossing at various locations throughout the corridor. The main area of concern is the intersection of Avent Ferry road and Western Blvd (shown in figure 1), which produces many safety concerns for students. The large amount of pedestrian traffic is a product of students walking to class from…

After analysis of Mr. Alexander’s proposal, it is obvious why he should take advantage of a real estate investment opportunity. The experience he would gain coupled with the added income would establish a solid foundation for making more investments in the future. To this end, however, I find Alexander’s plan for the Revere Street property falls short. A major deficiency is that his projections are almost entirely predicated on estimates and assumptions that are neither conservative nor reliable. In a similar vein, Alexander’s “DIY” approach is not only exemplar of naiveté, but also suggestive of many implications that were overlooked in his proposal. And, even more discouraging, a best-case scenario analysis reveals that even without complication, there is little room for error afforded by the plan. Therefore, I would not advise Alexander to move forward with his investment strategy, as its potential for reward is far outweighed by its risk.…

The Lower East Side is one of the oldest and culturally rich neighborhood of New York City. In this neighborhood, the streets are decorated with unique boutiques, a thriving arts scene, and an overall bohemian energy all while being steps away from some of the major attractions that draw tourists to New York City in the first place. The Lower East Side didn’t always use to be like this, however. Over the decades, it has transformed itself from a lower working-class neighborhood into a trendy area with hip boutiques and a bustling arts scene. For some, this gentrification over time is a positive change for the neighborhood. For others, the gentrification has had a negative effect including loss of culture, businesses, and people. In the Lower East Side, Orchard Street Hotel, Extra Butter, and Round Two New York are local businesses that all show the effects of gentrification.…
