I am the author of this report and I am the Project Manager of No Risk Contractors Pty Ltd which is currently managing the construction of the new Recreation and Events Building. The contract value of this project is $21m with and original program of 60 weeks but now a variation on building a covered walkway to be constructed to provide adequate covered access for future use.

Coverage
The specific purpose of this report is to provide an accurate visual record of the existing building and site and any damage or defects found on the property, not to provide close-up coverage of every small part.

Limits of Liability
We carry out dilapidation surveys in the form of walk-through inspections which exclude opening up structures and materials and removing samples for detailed examination.
As we are not structural engineers we have not inspected, assessed, recorded or commented on any property, structure or other asset in terms of its structural capability or suitability.
It is impossible to predict what alterations, additions or extensions may be made to a property after site inspections, and the liability of Dilapidation Surveys extends only to the status of the property when Dilapidation Surveys inspected it. That liability does not extend to any alteration, addition or extension to the property or asset after out site inspection.
The contents of this report are intended for the sole use of ‘Curtin University of Technology’ and must not be distributed to anyone else without the agreement of Dilapidation Surveys, which agreement will not be unreasonably withheld.
