1.0 Introduction
1.1 Company Background
Among the largest companies in Bursa Malaysia, YTL Corporation Berhad is one of it. Its position at the largest non-government linked company in Malaysia’s listed companies. In year 1955, YTL Corporation was founded by Tan Sri Dato’ Seri Dr. Yeoh Tiong Lay. The company name of YTL is derived from the founded name, Yeoh Tiong Lay. After 33 years, which is in year 1988, the corporation was passed the post of Managing Director to his elders son, Tan Sri Dato’ Seri Dr. Francis Yeoh Sock Ping. Under the leadership of Dr. Francis, the corporation successfully grew up from one listed entity to five listed companies, such as Power International, Cement, Syarikat Pembinaan, Land & Development, Hotels, E-solutions as well as SV Carbon. YTL Corporation’s has a company objective and its represented company strategy, ‘World Class Products and Services at very Competitive Prices’. YTL Corporation has successfully met this objective by doing innovation on their goods and services and it has jotted down an unbelievable result on creating shareholder value. Cement manufacturing, hotels, technology and property development resulted in the creation of YTL Corporation with a stable of companies listed on both the Bursa Malaysia and the Tokyo stock exchange. Initially, the company is started from small company and growth to international utility company. By the way, this company have actually help the economics of Malaysia where it able to generate more than 70% over its revenue from other countries. This Corporation has also entered to Tokyo Stock Exchange in year 1996. According to Tokyo Stock Exchange, YTL Corporation is the first non-Japanese company that successfully entered to Japan stock exchange market. This report is more towards YTL Land & Development Berhad. YTL Property development and they do have property investment primarily in Malaysia but they also have some property activities in Singapore. The company presently consists exceed 2000 acres of strategic development land in their land bank within Malaysia. In Malaysia property market, YTL Corporation has successfully established its reputation on building high quality residential and commercial. Other than its quality, it’s also combined with attractive, elegant and innovative design.

1.2 Issues or challenges faced by YTL Corporation
YTL Corporation is facing varieties of issue and challenged such as ensuring the stability of supply and price of building materials, issues arising from the registration of legal foreign workers, employment of foreign workers, urging the Government to enact the Construction Industry Payment and Adjudication Act (CIPAA), Occupational Safety and Health issues, human resources development, quality assurance, global competitiveness, sustainable flow of new construction projects, environmental issues and social responsibility in a practical and proactive manner in line that compatible with the vision of YTL Corporation Berhad. 1.2.1 Asian Finance Crisis

In 1988 where the Asian Financial crisis hit, industry is suffered from the overload of capacity while domestic demand growth is moving in sluggish and slow. The challenges for YTL Corporation Berhad’s are to protect and maintain their market position by continuing to providing customers with excellent products and services at competitive prices. 1.2.2 Rises in Worker’s Pay

From time to time worker’s pay need to be rises in order to sustain their worker’s performance and make them continue to work with YTL. This causes higher costs for YTL because increasing wages or pays also increases the costs. When the costs are high, YTL need to increase the products’ prices in order to cover the costs and this will lessen the product competitiveness. Besides that, YTL have a very big amount of workers who are working for them. Therefore, YTL actually face a big challenge by needing to implement a minimum wage of Rm800 to RM900 in six months.
