1. SWOT- Analysis

Please, see below the SWOT (Strengths, Weaknesses, Opportunities, Treats)- Analysis for the office space.

Strengths
- Newly constructed office located in a posh neighbourhood.
- The office is only 10 minutes away from the city centre and close to multiple restaurants, shops, supermarkets and bus stop.
- Own branding and division of the property is possible.
- Large parking space, garden, water and electricity supply are present.

Weaknesses
- The office has a high price per square meter in comparison with other offices in the surroundings and even in the city centre where the location is more beneficial for the client.
- The office is not finished yet. Seeking businesses are looking for an office space which they can enter immediately and they do not want to wait until it is finished.

Opportunity
- Translate the current concept to the market demand: broaden your audience by allowing smaller offices.
- To make the office building more attractive to its clients, offer the client a rental free period.
- When interest rates fall again, people have regained confidence in the economy and are willing to invest again.
- Incrementally finish the building, i.e. floor by floor. As soon as enough companies have signed up for one floor, use their upfront payment to finish the floor and then go to the next etc.

Threats
- At the moment the interest rates is high (14.66%, 25 may 2011 ) in Uganda. People may be careful and wait for times/ interest rates that are more beneficiary for them. Although the rise in interest rates is temporarily, it is difficult to predict whether the interest rates will decrease in the short term or not.
- Competition is high for office building owners, since many new office buildings have been built in recent months.
