2) What Different Kinds of Lien Waivers exist? –
a. An "Unconditional Waiver and Release Upon Progress Payment"
i. This type of lien waiver is based on a date, where all rights dissipate with no exception once a certain date has passed.
b. A "Conditional Waiver and Release Upon Progress Payment"
i. This type of lien is also based on date, but unlike the previous unconditional waiver, this waiver only releases the claimant’s rights after a certain date if they have actually been paid in full.
c. An "Unconditional Waiver and Release Upon Final Payment"
i. This type of lien releases all rights once final payment has been received, no exceptions.
d. A "Conditional Waiver and Release Upon Final Payment"
i. This type of lien releases all rights
