Homeowner Insurance Renewal Case Study
We are pleased to provide your Homeowner insurance renewal policy effective 1/31/17. Please review the policy and advise us if any corrections or changes are required. The deductible for this policy is $10,000, with a separate deductible of 3% of the insured value for Named Storms.

Your home is currently insured for $800,000. The inspection, completed in January, estimates the replacement cost to be $1,130,334. The annual premium to increase the dwelling to $1,130,334 and the contents to $150,000 is $8,905.06. We recommend increasing the dwelling limit to the full replacement cost so you will not incur a penalty for being underinsured in a claim situation. Additionally, the inspection reveals a dock on the property valued at $16,300.

The substantial rehabilitation requirement provides that a taxpayer must incur rehabilitation expenditures which exceed the greater of (1) the adjusted basis of the property before the rehabilitation ($250,000), or (2) $5,000. Therefore, if Diane chooses to incur only $200,000 on the rehabilitation, this amount would not be enough to qualify as a "substantial rehabilitation" and no credit would be available. The depreciable basis of the property would be the sum of its original cost plus the capital improvements, or $450,000 ($250,000 + $200,000).…

The farmer had always been under the misunderstanding that a building should be insured to what the value he wants out of it is. In insurance, if a building is on a Replacement cost policy, this is not entirely true. I explained to the farmer that a building needs to insured to at least 80% of what it would cost for someone to rebuild the building brand new, with the same square footage. The way I explained it is that if a building you think is worth 100,000 dollars would actually cost 200,000 dollars to rebuild, you would only have it insured at 50% co-insurance. Therefore you would not be at 80% and you would be penalized in case of a loss. The building would need to be insured for at least 160,000 dollars. He started to understand, but he did not understand why the company would do this to him when he only wants 100,000 dollars of insurance. I knew I was going to have to take a different stand.…

We strongly urge you to consider long term care insurance with our increasing life span and the increasing costs of care for long term illness. There are many types of long term care insurance with a wide range of costs depending on your age when you procure the policy and the type of coverage you desire. We were fortunate to obtain a group plan long term care insurance policy offered through our employer when we were in our late forties. Parents of employees could apply as well, so my mother signed up for her policy at age 78. In order to obtain long term care insurance the applicant needs to meet the medical requirements of the insurance company. For example my stepfather, who had been successfully treated for prostate cancer within the past five years of his application, did not qualify.…
