Residential Lease Agreement
THIS LEASE (the "Lease") dated this 18th day of May, 2013
BETWEEN:
_________________________ of ________________________________________________________________ (the "Landlord")
OF THE FIRST PART

OF THE SECOND PART



IN CONSIDERATION OF the Landlord leasing certain premises to the Tenant, the Tenant leasing those premises from the Landlord and the mutual benefits and obligations provided in this Lease, the receipt and sufficiency of which consideration is hereby acknowledged, the parties to this Lease agree as follows: Leased Premises

1.    The Landlord agrees to rent to the Tenant the mobile home municipally described as 202 Rambling Road Jonesborough, Tennessee 37659, (the 'Premises') for use as residential premises only.  Neither the Premises nor any part of the Premises will be used at any time during the term of this Lease by Tenant for the purpose of carrying on any business, profession, or trade of any kind, or for the purpose other than as a private single-family residence. 2.    No guests of the Tenants may occupy the Premises for longer than one week without the prior written consent of the Landlord. 3.    No pets or animals are allowed to be kept in or about the Premises without the prior written permission of the Landlord. Upon thirty (30) days notice, the Landlord may revoke any consent previously given pursuant to this clause. 4.    Subject to the provisions of this Lease, the Tenant is entitled to the exclusive use of the following parking (the 'Parking') on or about the Premises: Long gravel driveway leading to the back porch. Only properly insured motor vehicles may be parked in the Tenant's space. 5.    Smoking is permitted on the Premises. The Tenant will be responsible for all damage caused by smoking including, but not limited to, stains, burns, odors and removal of debris. 6.    The Landlord has supplied and the Tenant agrees to use and maintain in reasonable condition, normal wear and tear excepted, the furnishings noted in the attached list. Term

7.    The term of the Lease is a periodic tenancy commencing at ­­­­­­­­_______________________________ and continuing on a year-to-year basis until the Landlord or the Tenant terminates the tenancy. 8.    Upon a 2 month period of nonpayment you will receive a letter giving you 30 days to vacate and any notice required under the Act, the Landlord may terminate the tenancy under this Lease if the Tenant has defaulted in the payment of any portion of the Rent when due, and that amount is still due after any grace period required by the Act. 9.    Upon the greater of 30 days notice and any notice required under the Act, the Landlord may terminate the tenancy under this Lease if the Tenant has breached any provision of this Lease. 10. Upon the greater of 60 days notice and any notice required under the Act, the Landlord may terminate the tenancy under this Lease without cause or reason. 11. Upon the greater of 60 days notice and any notice required under the Act, the Tenant may terminate the tenancy under this Lease without cause or reason. Rent

12. Subject to the provisions of this Lease, the rent for the Premises is $______per month (the "Rent").   13. The Tenant will pay the Rent on or before the First day no later than the fifth of each and every month of the term of this Lease to the Landlord at 1905 Millbrook Drive Johnson City, Tennessee 37659, or at such other place as the Landlord may later designate. 14.
