Rental Lease Agreement

My son returned from Afghanistan and decided to move out on his own. We began searching for a proper place he could afford. He was invited by friends to move into their son’s place to help him with the expenses. They explained how he would get a large bed room, all the appliances furnished, the yard would be mowed for them, and his rent would include all utilities. They just asked that he sign a lease agreement. They said it was required by their insurance company. He met with them and signed the lease. We began moving him in. It took about a week to get everything moved due to the weather and work schedules. At this point the breach of contract began to show. Breach of contract is a violation of a commitment, engagement, or duty. The breach is not performing the obligation or duty. The general way to fix a breach of contract is by a civil action (www.constitution.org).
As we began moving furniture in, my son was told to take the small bedroom. There was no dryer, stove, or washer furnished. Two weeks later when the yard had not been mowed, he was told it was their responsibility to mow it or have it mowed. The final blow was that all utilities were not paid. They only paid the water bill because they had to water their horses. My son had spent his money and signed the lease so we thought he could do nothing.
He continued to fulfill his obligation as we thought he should. The friend’s son moved out and my son could no longer afford all the bills. They asked him to find a roommate or let them find him one till his lease was up. We began looking closer at the lease to see how he could get out of it. It seemed impossible. We decided to seek the advice of a lawyer since he could not afford to live there and we were unable to help him till the lease was up. As the lawyer read the lease, he began to laugh.
