WEEK 2: Background and Statement of Need
Jim and Lisa Decker have decided to build a deck on the back of their home where the backyard slopes. The sloped area of the yard is not of any use to the Deckers and the family wants to add an area for family gatherings, entertaining, and an area that adds a safe escape for their children to play and spend quality time as a family. The potential area for the deck is a sloping hill in the back yard and the Decker’s are looking to increase the safety for their family by building a deck that offers trex decking on the surface and railing around the perimeter. The deck makes the area safe, relaxing, and extremely useful to the whole family by not only allowing a safe area but also a barbeque and additional seating around the deck. Project Stakeholders
The project stakeholders are Jim and Lisa Decker and their four children. The Decker backyard deck project will be a good investment for the entire family and for resale value should they decide to sell the property after the deck has been built. The Decker family is planning to make an outdoor living space for family and friends to enjoy. The final deck project will be used by all members of the family and will include seating for up to 20, storage, and will protect the family from different types of weather. Building the deck will increase the property value on the home and give the family an outdoor space they can enjoy throughout the year. The Deckers have been saving for this project and have set aside a $2,500 contingency fund. Because the Deckers have saved money, they will not need to finance through a bank, therefore the Decker’s are the only stakeholders for this project. Project Goals in terms of Triple Constraints
The goal of this project is to design and build a deck that will accommodate a family of six while providing enough space to entertain guests if needed. The deck project is scheduled to be completed in 30 days and has a budget of $10,000. Sticking to the triple constraint criteria is important to complete this project on time, on budget, and within performance standards. This project is to fit into situation B1 on the constraint category table. B1 is described as time is fixed, cost is fixed, and performance is variable. It is crucial that the costs of this project fall at or below the budgeted amount of $10,000. No room exists in the budget for cost additions to the project. Time will also affect the budget in an adverse manner if the schedule is not adhered. The time budgeted for this project is one-month (30 days). Because the budget does not have any room for additional costs, time will have no padding. A timeline will be created to determine and measure performance of the project. As a general rule, based on the timeline of the project, all drawings, permits, supply orders, and project necessities must be in place during the first week of the project. Footings, tractor work, joists, decking should be in place during week two. Lid, and stain during week three. Week four should consist of county inspection and accessory installation along with owner buy off. Time
The Decker’s project for a deck will be 25’ by 14’ and will take approximately one-month to complete. The Deckers are building the deck during the summer months to avoid any scheduling conflicts because of bad weather. Because the backyard has two large trees, heat will not affect the scheduling and completion of the project because of the shade the trees bring to the backyard throughout the day. The Decker family designed the deck with built-in bench seating and is planning to build the deck without a contractor. One important step before starting on the deck is documenting the correct dimensions.
