Mr. Josh Starowicz
President
Animatronix Computer Animation
276 Telfair Avenue
Toronto, ON M3J 3A3

Dear Mr. Starowicz:

8 years ago, we repaired the office’s rooftop deck and applied a generous coat of Thompson’s Water Seal when the century old building was owned by Caption Advertising. At that time, we also stated that the sealant should be reapplied regularly to ensure stabilization, therefore offering Gord McNamara, Caption’s president, a low-cost annual maintenance contract which he had refused.

Our company is founded on high quality work and satisfaction for our customers, however the damage you have endured clearly resulted from lack of maintenance and poor workmanship by other contracts, which we as a company is not recognized for. It is our best intention to provide top service and to solidify our relationship and trust with you, however without the maintenance contract that Mr. McNamara had refused and under new ownership of the building, our business is unable to absorb an expense as grand as this.

In addition, the cost of materials alone for this project at-hand would exceed $5000. We are aware of the circumstances and understand your discomfort, but we ensure an efficient and quality completion if you decide to work with us. Since you are also the new owner, to gain your trust and ensure our reliability, we offer you the maintenance contract to go along with our fee. We want to provide the best deal possible and provide you with reliability for the rest of your years as owner of this building.

Please evaluate this incredible offer as our intention also is to strengthen our relationship to be able to provide service to other future projects you may have in mind.

Sincerely,

Justin Holec
Owner

Moreover, the floor space would contain “air-conditioning, a dust-free paint and finishing shop, an automatic wood working production train, as well renovated offices for the President and Executive Vice President” (Wideman). Another mortgage option is a $450,000 loan from an alternate local savings bank. Again, Alexander will commit $80,000 from his own accounts, totaling $530,000 for the project. Closing costs for carry construction costs bank legal fees, mortgage origination, and legal expenses total $384,000, almost $10,000 more than the first option. In the Final Paper (Case Study) it speaks to the following case and circumstances. Knarles and Barkley are father and son respectively. Barkley is seventeen years old. They operate a facilities maintenance company that regularly does business in the District of Columbia, Maryland and Virginia. The company is based in Maryland. They have a number of contracts with building owners where they have agreed to provide building maintenance to both residential and commercial buildings within the three jurisdictions already mentioned. They receive a monthly payment of $2,000 to $4,000 depending upon the size of the building. They bill the owners for any equipment of a substantial nature that has to be replaced. Because of Knarles long-term relationships with building owners, these contracts that were once in writing are generally renewed without a new written agreement. Often Knarles and Barkley will replace outdated and broken equipment such as water heaters and boilers that are part of a building's heating system. Further, as part of maintenance they regularly wash windows, remove snow and do touch-up painting as required.…
