A la hora de analizar este caso, aplicaremos lo visto tanto en la nota técnica de “valoración de empresas. Un resumen” como lo comentado en el propio caso sobre las características de la evaluación de proyectos de inversión hoteleras.
Para el cálculo y jerarquización de los diversos proyectos de apertura de hoteles, se utiliza un procedimiento estandarizado (normalizado) y cuidadoso que parte de las siguientes reglas:
a.Preparación de las cuentas de resultados y balances previsionales de los 10 años siguientes (hasta el 2015)
b.Posteriormente se calculan los cash-flows y su rentabilidad en las siguientes tres modalidades:
i.Cash-Flow del proyecto ii.Cash-Flow del accionista iii.Cash-Flow del grupo AC Hoteles
c.Se buscan las posibles incertidumbres y riesgo que pueda tener el proyecto. En este caso son las siguientes:
i.El flujo del año 2015 ii.Las opciones de compra sobre terrenos en distintas ubicaciones de Madrid iii.El cálculo de la canibalización de ventas del grupo AC Hoteles iv.El 7% de gastos generales que cargaba la central de AC Hoteles
d.Por último, una análisis de la sensibilidad del proyecto a fin de calcular el riesgo operativo del mismo (ingreso por habitación, tasa de ocupación y tamaño de la inversión inicial).
Así pues, comenzaremos por la preparación de las cuentas de resultados y balances provisionales del proyecto de inversión de AC Hoteles denominado “Proyecto Hotel Cantoblanco”
1.Construir la cuenta de resultados y el balance previsional
En este apartado vamos a analizar la Cuenta de resultados y el balance previsional, hasta el año 2015, del proyecto Cantoblanco. De aquí extraeremos una primera visión acerca de la inversión que se plantea realizar y del feeling que para los inversores puede llegar a tener, obviamente desde una perspectiva superficial.
