This term paper studies the methodologies for measuring and analysing the financial performance of the property development company over 3 financial years, starting FY 2009, FY 2010 to FY 2011. A property development company is selected for this study is due to the property sector fluctuate the most since year 2009 and not doubtfully that property development drive the significant economic market trend or even being driven by the economic factors of its performance. Various financial analysis method including financial statement and ratio analysis is conducted to measure and evaluate the company performance. This term paper found that the revenue growth in property development company do not necessary contribute to the growth of its net profit due to various external and internal factors. 2.0

This term paper focus on the fundamental analysis on company that has the criteria as, i. Any company listed in the Main Market of Bursa Malaysia. ii. Has disclosed the company Annual Report for FY 2009, FY 2010 and FY 2011. iii. All Annual Report to be downloaded from Bursa Malaysia website, www.bursamalaysia.com for validity. 3.0
This term paper intention to examine a property development company that is momentously fluctuates throughout FY 2009 to FY 2011 in line with the country and region economic sways. The key objectives are on the analysis of the financial statements across FY 2009, FY 2010 and FY 2011 as, i. To study the methodologies of the company’s performance measurement. ii. To analysis the performance in property development.
iii. To evaluate the performance in property development. Besides that, this term paper will be as creative as possible in studying interesting issues other than financial figures and ratios analysis are to look at the non-accounting information such as corporate governance, corporate social responsibility and any others concerns and even disputes. 4.0
