Chapter VIII: Operations

Plant and Facilities

One of the most important things in putting up a business is the location, considering that it should be highly accessible and convenient to the customers, as well as to the suppliers. An inconvenient location might cause a fall back and might lead to business insolvency. Thus, location of the business must also be reached through the most possible transportation that is available to the customers.

Considering the following, Graceland Mall located at Malolos City, Bulacan was the chosen location of Buchi World, since it is surrounded by different commercial and government establishments and schools/universities.

As deliberated, area perimeter is 96 square meters- enough to accommodate the dining space of the customers, as well as the customer’s lounge. Area lease is at Php 6,000 per month, specified that the store operates from 9:00AM to 9:00PM (as the mall management requires). The lease is exclusive of all the equipments, furniture’s and utilities expense (such as electricity and water bills) that Buchi World’s fundamentals in the business operation- to minimize the energy consumption, Buchi World will preferably use energy-saving equipments with lower watts and power voltage but has higher energy efficiency. The store will have two counters with computer access, delivering the customers faster and reliable transactions. Likewise, air-condition unit will be used to give comfort to the customers.

Thus, it is clearly stated that Buchi World is responsible for all the said expenses. The renovation of the area depends upon the business owners, considering that they will shoulder the renovation cost and is coordinated to the mall management for approval.

Buchi World will also be responsible for the maintenance of their equipments, sanitation procedures and proper waste disposal. In any event that the leased area has incurred damages, Buchi World will be held liable.
