Executive Summary:
Ms/BNP (pvt) Ltd, has been allotted an Urban Development Project of a multi storied shopping complex comprising of mixed development i-e 5 star hotel, Offices, Apartments and retail parks in accordance with the terms and conditions of the allotment and provisions of Master Plan Islamabad over an area of 4800 square yards of a commercial plot located in Blue Area at Jinnah Avenue, Sector G-7/F-7 Islamabad Pakistan. The Proponent: Ms BNP (pvt) ltd has proposed this project to be established under its policy of investment in real estate through self financing out of developing business. Modern management tools and work methodology is being used to implement the project on a fast and right track. The Nature of the project: the Global Shopping Complex places it in the Urban Development category which usually requires an IEE but the EIA study has been conducted in compliance to the instruction of Pakistan Environmental Protection Agency at the initial stage of consultation process to take account for the height of the building which exceeds ten storeys Jinnah avenue is the macro environment of the project where as Blue Area is the micro environment of the project The policies legislation regulation and environmental quality standard of the Government of Pakistan and of the capital development authority Islamabad and Islamabad administrator that stream lines this development have been researched and analyzed to ensure that the project complies with all policies legal and regulatory requirements Information was gathered on the existing physical and biological environment particularly as related to topography, soils, geology , drainage road network and traffic pattern In designing of the building the designers and architects have given special consideration such as the following * The tall building components do not cast a shadow to adjoining building though they are two hundred to...
