ALI MALL: Repositioning Study

I. Background

Ali Mall is the first fully enclosed shopping mall in the Philippines. Named after famed boxing champion Muhammad Ali, it has a total area of over 62,000 square meters and houses four levels of specialty shops, entertainment outlets, designer boutiques, six cinemas, parking, and a food gallery.

It belongs to the Araneta Group of Companies, a progressive and diversified group of companies anchored on food, leisure, and property development. It has a long history of embarking on business ventures that are characterized as “the first”, “the biggest”, and “the best in its class”. It also has more than 70 years of diverse business experience.

II. The Araneta Group of Companies
Araneta Center, Inc. (ACI) is the owner, developer and manager of the Araneta Center, a 35-hectare retail business and entertainment complex located in Metro Manila. The Araneta Center is currently being redeveloped into a mixed-use area that will integrate residential and office buildings to a redeveloped shopping and entertainment complex. The Araneta Redevelopment Master Plan envisions an information technology friendly environment that is ready for the challenges of the 21st Century. ACI owns and operates several properties within the Araneta Center. New Farmers Plaza, Farmer’s Market, the newly opened Gateway Mall, Value Station, Aurora Tower, Bus Terminal, and the Shopwise Arcade. The Center also has other anchors like SM Department Store, Shopwise, and Rustan’s Superstore. United Promotions, Inc. (Uniprom) manages the leisure and entertainment interests of the Araneta Group. Uniprom operates the Araneta Coliseum, Fiesta Carnival, TicketNet, MusikLand, Elephant World, and movie theaters. Uniprom is committed to bringing the best quality entertainment to the Filipinos, at the least cost. Philippine Pizza, Inc. (PPI) is the exclusive franchisee of Pizza Hut. It owns and operates over 100 Pizza Huts from Baguio to Mindanao. Its 3,000 customer- focused employees serve almost 9 million high quality pizzas to over 15 million customers every year. Pizza Hut is also the country’s delivery leader. PPI also recently launched Taco Bell in the Philippines. The first branch at the Ground Floor of the new Gateway Mall was opened last October 18, 2004. It now has two other branches namely: Gateway Food Express (Food Court), and SM Southmall. Taco Bell Corp., a subsidiary of Yum! Brands, Inc., is the world's No. 1 taco restaurant. It also serves burritos, signature Quesadillas, nachos and other specialty items. PPI also manages the other food ventures of the Araneta Group. Rasa serves the best Singaporean cuisine and has two branches: Coliseum Circle and SM Megastrip. Snaxx is PPI’s snack food company and it services the Coliseum, Araneta Center Cinemas, and the Fiesta Carnival.

Progressive Development Corporation (PDC) is the management company of the Araneta Group. PDC provides the overall strategic direction and shared services to the Group. PDC is also involved in the development and incubation of new businesses.

III. Mall Features

Ali Mall is located in the east block of the Araneta Center and is flanked by SM Department store in the East, Rustan’s Department Store in the North, the Araneta Center Bus Terminal in the West, and a major street in the south, P.Tuazon Blvd.

Ali Mall is the first fully enclosed mall in the Philippines. It was inaugurated by Muhammad Ali himself when he was here for “Thrilla in Manila” (the famous boxing match that he won by TKO against Joe Frazier). It opened its first phase in 1976 and because of its success, opened another phase in 1979. It has a total floor area of 62,596.10 sq.m. and a total leasable area of 39,154.50 sq.m.
